Application process

  • Step 1: Initial enquiry

  • We understand that time is of the essence and you need an answer quickly; so whether it’s by phone, web form or email, your initial enquiry will be passed to one of our senior management team for immediate assessment. Usually, they will discuss the project with you and can give you a good indication of our ability to lend straight away. If your project doesn’t meet our lending criteria, we may suggest you contact one of our lending partners who’ll be better suited to the deal.   • Step 2: Application

  • Once we’ve agreed in principle that your project meets our lending criteria, the next step is to complete our application form and supplying the supporting documentation. We provide you with a clear list of requirements and are always on hand to help you with this process.

  • Step 3: The site visit

  • We will want to review the proposed development site, discuss all relevant building matters with the construction team, any site specific architectural or engineering requirements with the relevant professionals and, most critically, understand the market drivers, finish specifications and price points that will allow you to sell promptly and at or above the projected price. We may also wish to visit or view previous development schemes you have completed.

  • Step 4: Underwriting

  • Once we’ve received your application and completed our visit, our underwriting team can carry out final document checks and also instruct the survey and cost analysis.

  • Step 5: Offer & solicitors

  • With the underwriting and real estate checks completed, we will provide you with a loan offer and proceed to instructing solicitors.

  • Step 6: Initial advance & phased draw-downs

  • Once the legal report has been signed-off, the initial advance will be transferred into your business account with phased draw-downs scheduled to meet your project needs.

Throughout this process we ensure that you are kept up-to-date at all times. We work in partnership with you so that the deal flows smoothly and the funds are with you as quickly as possible to allow you to start building. arrow back to top

For an initial enquiry / Decision in Principle:

  • Type of development, property type and number of units
  • Location of site
  • Purchase price, build costs and GDV
  • Your developer/builder background and experience
  • Your contact details.

  • Credit checks (we conduct these checks on receipt of application form)
